A one acre lawn is just a mowing schedule. Sixty acres around a solar array, a grain operation, or a warehouse yard is a logistics problem: how the equipment gets in, what it can hit, how long the ground stays soft after rain, and what the site is required to look like under its permit.

Fallow & Held Land

Land held for future use, in an estate, or between owners. One correctly timed pass a year suppresses woody invasive establishment. Skip it for five years and the parcel becomes a clearing project.

Acreage jobs are decided by access, obstacles, and the calendar.

The mowing itself is the easy part. What separates a large site that gets maintained well from one that gets maintained badly is everything around the cutting.

Obstacle density. A hay field has nothing in it. A solar site has thousands of driven piles, tracker bearings, grounding lugs, conduit stubs, and wire runs. An industrial yard has bollards, pad transformers, hydrants, and pallets that moved since your last visit. The obstacle count sets the equipment, the deck width, and the hours, and it is the first thing we count on a walkthrough.

Ground bearing and rutting. Delmarva soils drain fast in some places and hold water for a week in others. Putting a heavy machine on saturated ground leaves ruts that turn into channels, and on a permitted site those channels become a stabilization problem you now have to fix. We schedule around ground conditions rather than pushing through them.

Growth rate, not the calendar. Large sites are usually cut to a functional threshold: below the low edge of a solar row, below the sight line on a frontage, below the point where woody stems establish. That threshold arrives at different dates every year. A fixed number of visits sold in February is a guess. We price a program against the threshold and tell you what the season actually took.

Access windows. Working farms have harvest traffic. Solar sites have their own operations and maintenance crews and locked gates. Industrial yards have shipping schedules. The site tells us when we can be there, and the plan is built to fit it.

Discharge and debris control. On open acreage nobody cares which way the clippings go. Next to glass, glazing, parked vehicles, or a road, the discharge direction decides how the whole job gets cut.

Mowing is one line in a large site program.

Fence line and perimeter clearing. Vegetation growing on a security fence blocks inspection, damages the fabric, and gives anyone climbing it a foothold. Clearing both sides of the line is a security item as much as an appearance item.

Screening and buffer plantings. Counties commonly require a vegetative screen as a condition of approval for solar and industrial sites, with survival and replacement obligations attached. Stone and millings access roads. Grading, resurfacing, culvert inspection, and shoulder mowing, also covered in its own section below. Handled with our driveway installation and excavating crews when the surface needs more than maintenance.

Drainage and stormwater features. Swales, ditches, retention and bioretention areas, and outfalls. Vegetation management that keeps them working, coordinated with environmental services.

Clearing and reclamation. Sites that got away from a maintenance program need to be brought back before a schedule means anything. See land clearing and site preparation and forestry.

Storm response. Downed limbs, blocked lanes, and debris across a working site. Storm cleanup covers the full scope, and large site clients get scheduled first because their sites are usually the ones that have to keep operating.

Weeds on a large site are a different problem than weeds in a lawn.

In a lawn, weed control is about appearance. On acreage it is about what the vegetation is doing to the site, and the right treatment depends entirely on whether you want anything growing there at all.

Selective control where the ground cover has to stay. On a solar site, a post-construction site, or anything carrying a stabilization requirement, the grass is holding the soil down and is often written into the permit. You cannot spray that ground bare. What you can do is take out the broadleaf and woody invaders while leaving the stand intact, which is a licensed selective application and not a job for a general-purpose sprayer.

Bare ground control where nothing should grow. Equipment pads, transformer and combiner pads, fuel and storage areas, laydown yards, the strip along a fence line, and the shoulders of a stone lane. Residual pre-emergent treatment applied at the right point in the spring holds those areas through the season for a fraction of what repeated string trimming costs.

Weeds in stone are how a good surface starts to fail. Anything that roots in a gravel or millings surface traps fines and organic matter, and once that layer builds up the surface stops shedding water. Then it holds water, then it ruts. Treating a stone yard or lane is cheap. Regrading it because weeds turned it into soil is not.

Woody stems, before they are trees. Locust, sweet gum, tree of heaven, and autumn olive seed into fence lines, ditch banks, and the edges of an array. Cut once and they come back thicker. Cut-stump and basal treatment kills them, and a two year old stem is a fraction of the work of a six year old one.

Perimeter and fence line strips. A treated strip along the fence means the mower is not trimming against the fabric and the line stays inspectable.

Applications are made under MDA Pesticide Business #27327 with licensed applicators, using a 200-gallon spray truck with 100 yards of hose for large areas, a Kubota-mounted unit for open ground and fence lines, and backpack sprayers for precision work. The access road decides what can reach your site.

Every large site has at least one road that has to work in February as well as it works in July. A service truck, a delivery, a fire apparatus, or an inspector all arrive on the same lane, and when that lane fails the whole site becomes a scheduling problem.

The base decides everything. Potholes, washboarding, and soft spots are almost never a surface problem. They are the base or the drainage telling you something. Adding stone to the top of a failing base buys a few months. We look at what is under it first.

Crush run for structure. Dense-graded crushed stone with the fines still in it, which is what lets it compact and lock together. This is what goes down for a new lane, a truck court, or a pad that has to carry weight.

Millings for a surface that gets traffic. Recycled asphalt compacts hard and tightens further in summer heat, which makes it a good running surface on a lane that sees regular use, and it keeps dust down better than open stone.

Washed and clean stone where drainage is the point. Around pads, along wet shoulders, and in the places where the job is to move water rather than carry a load.

Crown, shoulder, and ditch. Water has to leave the road sideways. Shoulders that build up from years of grading and mowing turn a lane into a ditch that holds every inch of rain on the running surface. Restoring the crown and cutting the shoulder back fixes more roads than new stone does.

Culverts. Under lanes, field roads, and gate entrances. They fail by sedimentation and root infiltration, and a blocked culvert saturates the ground well upstream of the failure.

Documentation is part of the deliverable on a permitted site.

Large sites tend to carry obligations that a residential property does not: a stormwater permit, a stabilization requirement, a landscape plan approved as a condition of use, a lease that says the ground will be kept in a stated condition. Somebody has to be able to show that the work happened.

Drone site documentation. Aerial imagery of the whole site in one visit, repeatable across seasons. Shows vegetation change, standing water after a rain event, bare areas, and screening survival in a way that ground level photos of a sixty acre parcel never will.

GIS and boundary mapping. Parcel lines, easements, wetland delineation, and Critical Area boundaries loaded into a working site map, so maintenance stays inside the lines that matter legally.

Visit records. Dated records of what was done and when, which is what a lease audit, an insurance question, or a county follow-up actually asks for.

What a walkthrough covers.

Large site pricing off a satellite image is a guess, and the guess is usually wrong in the direction that hurts one of us. A walkthrough on a large property takes an hour or two and settles the things that determine the number:

Acreage that actually gets cut, as opposed to acreage on the deed. Obstacle count and spacing. Gate widths, turning room, and where equipment can be staged or left. Ground conditions and the low spots that stay wet. Where the vegetation problems already are. What the site is required to look like, and by whom. Who else is working on the site and when.

We come back with a program and a season price rather than a per visit rate, because per visit pricing on acreage rewards showing up when the grass is short and skipping when it is not.

Licensed across the peninsula, based in the middle of it.
