Groundskeeping Services

Professional groundskeeping for estates, commercial properties, HOAs, and institutional facilities across the Eastern Shore. Marshall Property Management — MD, DE & VA Licensed.

Groundskeeping is the work that happens between the big projects — the consistent, regular maintenance that determines whether a property looks like someone is paying attention to it. It’s the reason a commercial property looks right when a tenant pulls in for a tour, why an HOA doesn’t get calls about the common areas, and why an estate looks maintained rather than merely not-abandoned.

Marshall Property Management has provided professional groundskeeping for commercial properties, estates, HOAs, institutional facilities, and large residential properties across the Eastern Shore for over 30 years.

What's Covered

Turf Management

Scheduled mowing at appropriate heights and intervals, edging along all hardscape boundaries, string trimming around obstacles, and blowing clippings from paved surfaces. Schedules adjusted for actual growing conditions, not a fixed calendar that ignores what the grass is doing.
What's Covered

Bed Maintenance

Seasonal mulch application, bed edging, weed control within beds, deadheading and light pruning to keep plantings looking sharp between major service visits.
What's Covered

Seasonal Cleanup

Spring cleanup to remove winter debris and accumulated leaf litter before the growing season. Fall cleanup to manage leaf accumulation and prepare beds and turf for dormancy.
What's Covered

Hard Surface Maintenance

Blowing and sweeping walkways, patios, parking areas, and entryways. Edging along curbs and paving. Spot treatment of pavement cracks where vegetation intrudes.
What's Covered

Irrigation Monitoring

During regular service visits we observe irrigation coverage and flag problems — dry spots, puddling, broken heads, coverage gaps — so they’re addressed before they create turf quality issues.
What's Covered

Litter & Debris Management

Picking up debris from grounds before mowing, clearing storm debris after weather events, maintaining trash and recycling enclosures and surrounding areas on commercial properties.

Who we serve.

Commercial Properties — Office parks, retail centers, professional buildings where the grounds are the first thing tenants and prospects see. Consistent contracts with documented service and direct accountability.

HOA Common Areas — Entry monuments, community open space, retention pond surrounds, street trees, and the shared landscape elements that define community character. Responsive communication and attendance at board meetings when needed.

Estates & Large Residential — Waterfront estates, historic properties, and large residential parcels that require a level of attention beyond standard residential lawn service. Multiple structures, formal garden areas, pool surrounds, and the full range of grounds elements that come with significant property.

Institutional Properties — Schools, houses of worship, civic facilities, and campus-style properties that require consistent, professional-grade grounds maintenance as a standard expectation.

Second Homes & Absentee Owners — Documented groundskeeping programs with communication and reporting so you know the property is maintained properly without having to be there to check. Particularly experienced with Eastern Shore waterfront second homes.

How We Work

Service agreements with clear scope, defined schedules, and direct communication with a named contact on our team — not a call center. Work is documented. Issues that come up during service visits are reported. If something needs attention outside the groundskeeping scope, we flag it.
