Deal Island is a remote Somerset County community accessible by a single causeway off Route 363, surrounded by the tidal marshes and open water of Tangier Sound. The island and the adjacent community of Chance make up one of the Shore’s few remaining working waterman communities — skipjacks, crab boats, and the infrastructure of the bay trade are still part of daily life here. The landscape is almost entirely tidal marsh, and the properties that exist on the island sit close to the water on both sides.

Managing property here requires a different approach than anywhere inland. The soils are saturated much of the year, salt marsh encroaches on every edge, and the combination of wind, tidal flooding, and insect pressure creates maintenance challenges that standard residential contractors aren’t equipped to handle. Marshall Property Management has been working lower Shore waterfront and marsh-adjacent properties for over 30 years — Deal Island is the kind of place we know well.

Marsh-Edge and Waterfront Property Maintenance

Properties on Deal Island have limited upland — in many cases, the maintained area around a home transitions quickly to tidal marsh or open water. Managing this edge productively means knowing what can be stabilized and maintained versus what the marsh will always reclaim, and working within those realities. We handle vegetation management at the upland-marsh interface, keeping invasive species from advancing into maintained areas while respecting the tidal systems that define the island.

Phragmites Control

Phragmites colonizes disturbed and stressed areas along the marsh edge with persistence that demands a multi-season response. On Deal Island, where the upland-marsh transition is essentially everywhere, phragmites management is an ongoing part of property maintenance rather than a one-time project. Our licensed herbicide programs, combined with mechanical clearing and follow-up treatment, are designed for exactly these conditions.

Mosquito and Biting Insect Pressure

Surrounded by tidal marsh, Deal Island has some of the most intense mosquito pressure on the Shore from late spring through early fall. A well-targeted treatment program applied to the upland perimeter and structure surrounds makes outdoor use of these properties genuinely possible during warm months. We design programs for marsh-adjacent rural properties where treatment areas are larger than a typical yard and source populations are persistent.

Rural and Waterman Property Maintenance

Like Hoopers Island, Deal Island has working properties — active watermen operations, older homes, outbuildings, boats, equipment, and infrastructure that needs to be maintained functionally. We work with these properties as they actually are, maintaining access, controlling vegetation in work areas, and keeping structures clear without disrupting operations.
